EPC in Windsor

The historic town centre around the castle and High Street has a dense concentration of listed and locally listed Georgian and Victorian buildings, generally solid-walled with variable heating standards depending on modernisation history; achievable ratings here are often constrained by what can physically be changed. Clewer and Dedworth have more conventional interwar and post-war cavity-walled semis and terraces, generally a good candidate for insulation upgrades where not already fitted. Newer development towards the town's edges and around Windsor's business areas is assessed under current Part L standards and typically achieves B-C ratings. Flats above shops in the town centre vary considerably depending on when they were last refurbished.

Rental properties in Windsor must meet the MEES band E minimum, with the proposed higher standard equivalent to EPC C for all in-scope domestic tenancies by 1 October 2030, subject to Parliamentary approval; landlords of listed or conservation area properties should plan improvement routes carefully given the added heritage constraints. The Royal Borough of Windsor and Maidenhead applies mandatory licensing to qualifying larger HMOs, with no blanket additional scheme across the town at present, so current designations should be confirmed before an application. Windsor's town centre conservation area and the large number of listed buildings mean external wall insulation and window replacement typically need listed building consent or planning permission, which we flag clearly in reports where it limits achievable ratings.

Windsor is about 22 miles from Wembley, typically a 35-45 minute drive via the M4 and A308, in our outer travel band with no central London access charge relevant to this westward route. Parking in the town centre is tightly managed given the volume of visitors to the castle, so we generally use one of the multi-storey car parks and allow extra time; Clewer and Dedworth have more straightforward on-street parking. A domestic visit usually takes 25-40 minutes. Certificates are lodged on the Register the same or next working day, with same-day appointments available where scheduling allows.

A valid Energy Performance Certificate is required before a home in Windsor is marketed for sale or let, and it lasts ten years.
