What is an Electrical Safety Certificate?

An Electrical Installation condition report is a document produced by an approved contractor which ensures the safety of electrical systems in a property which is being rented. The report will identify if there are any damages or deteriorations and include recommendations if defects are identified.

When do you need an EICR?

Since April 2021, all existing tenancies need a valid EICR. All landlords of both domestic and commercial properties have a responsibility that this is in place. The report must be carried out at an interval of at least every 5 years. Failure of the landlord report electrical faults with a valid EICR in place can result in large fines or even prison sentences.
