What you need before you market a property
An EPC must be commissioned before a property is advertised for sale or rent, and in practice agents will not publish a listing without at least the reference number. If you are letting rather than selling, the rating also has to be band E or better under MEES, an EICR must be in place and given to the tenant within 28 days, smoke alarms must be fitted on every storey, and carbon monoxide alarms in rooms with a fixed combustion appliance. If you are selling, the EPC is the only one of those legally tied to the transaction — but a buyer's solicitor will still ask about the electrics, and a poor rating affects mortgage conversations more than it used to.
- EPC commissioned before the property is advertised
- Band E or better to let it legally
- EICR issued to the tenant within 28 days
- Smoke alarms on every storey
- Carbon monoxide alarms where required
When you need it today
Deals collapse on missing paperwork more often than on price. If a listing is going live tomorrow or a tenant is moving in on Friday, same-day and next-day EPC slots are available: next day adds £15 and same day £25 to the EPC element, with weekend attendance at £20. In those cases we survey, model and lodge in one pass, and send the register reference directly to the agent so the listing can publish. Urgent work is priced at the standard band plus the urgency fee — the £35 starting figure applies only to pre-booked, non-urgent one-bedroom flats close to our Wembley base, and we will always be straight with you about which applies.
What the package covers
You can take the whole thing or just the parts you need, and the quote shows each element separately.
- RdSAP survey and EPC lodged on the national register
- Rating checked against MEES with advice if it falls short
- EICR with C1, C2 and C3 items itemised and costed
- Smoke and carbon monoxide alarm check and certification
- Certificate references sent to you and to your agent
If the rating comes back too low
It happens most often on older flats with electric heating and single glazing. Our assessor will tell you before leaving what the biggest drags on the rating are and which measures move it fastest — usually lighting, heating controls, insulation, and occasionally nothing more than accurate evidence of what is already installed. If you can produce documentation for a cavity fill or a boiler replacement, that alone sometimes moves a band, because unevidenced measures cannot be entered into the model. Where the property genuinely will not reach band E, we explain the exemption route rather than leaving you to find it.
What it costs
EPC element: £69 for a one to three bedroom flat, £89 for a house or bungalow up to four bedrooms, £119 for a five to seven bedroom house, plus £7 per extension and £10 for a loft conversion. Travel is added by zone — nothing in zone 1, up to £28 in zone 5, £21 for central London. Urgency: next day £15, same day £25, weekend £20, floor plan £30. From £35 applies only to a pre-booked non-urgent one-bedroom flat near Wembley. Electrical and alarm elements are quoted alongside on property size and circuit count, and instructed together the total sits below booking them separately.
