Sums insured that match the building
An EPC involves measuring the property properly. That same information — construction, floor area, extensions, loft conversions — is what tells you whether a buildings sum insured is realistic or badly out of date, which is where underinsurance claims are lost.
MEES and fire safety expectations
Insurers increasingly ask about energy efficiency work, electrical condition, and fire safety documentation on blocks. Having the EPC, EICR position and fire risk assessment in order makes a placement straightforward instead of a series of referrals.
Mixed-use buildings

- How is Premier Insurance connected to Team EPC?
- They are our insurance partner and sit alongside us under the same ownership group, in the same way Fire Risk Specialists handles fire safety. Team EPC produces energy certificates; Premier arranges insurance; each brand does its own work with its own qualified people.
- Do I need landlord insurance as well as an EPC?
- They cover different obligations. An EPC is a legal requirement before you market or let a property, and a valid certificate is needed to meet minimum energy efficiency standards. Insurance is not legally compulsory for a landlord unless a lender or lease requires it, but letting a property with no buildings or liability cover exposes you to the full cost of a fire, flood or injury claim.
- Does an EPC rating affect my insurance?
- Not usually as a direct rating factor, but the work behind an improved rating often does. New heating systems, rewires, solar, insulation and window replacements all change the rebuild cost and the risk profile, and insurers ask about them. Telling your broker after the work is done keeps the policy accurate.
- Can they insure a block of flats with cladding?
- Blocks with cladding or an incomplete fire safety picture are harder to place but not impossible — that is exactly the kind of risk that needs a broker rather than a price comparison site. Having a current fire risk assessment and, where relevant, an EWS position dramatically improves the terms available.
- Will they insure an HMO?
- Yes. HMOs, bedsits and shared houses are one of their core specialisms, including licensed HMOs with local authority conditions attached. Most online quote forms decline this property type automatically.
- How quickly can cover start?
- Most quotes are confirmed the same working day by a named broker, and cover can normally start immediately once terms are accepted — useful when a completion date or a lender deadline is fixed.
- Is there a fee for the introduction?
- No. We introduce you to a named broker at Premier and step back. There is no charge from us for the introduction and no obligation to take out a policy.
