    What next-day actually means

    You contact us today with the address, the property type and the number of bedrooms; we check assessor availability against your postcode for tomorrow and confirm a time window there and then. The survey itself takes roughly twenty-five minutes for a one-bedroom flat and up to an hour for a larger house, and the assessment is modelled and lodged after the visit — normally the same working day, so you have the PDF and the register entry in your inbox before the day is out. Nothing about the survey changes because it was booked at short notice; the only difference is where it sits in the diary.

    Why most people should book next-day rather than same-day

    Same-day is genuinely useful when a completion or a listing is hours away, but it costs more and depends entirely on whether an assessor is already working near your postcode. Next-day removes both problems: availability is far better, the price is the standard price, and you still have the certificate within about twenty-four hours of picking up the phone. If your deadline is a day or more away, next-day is almost always the better decision — and if it turns out you do need it today, we will tell you honestly whether that is achievable rather than taking the booking and hoping.

    Next-day bookings are priced exactly like a standard survey: £69 for a one to three bedroom flat, £89 for a house or bungalow up to four bedrooms, and £119 for a five to seven bedroom house, with £7 for each extension and £10 for a loft conversion. Travel is added by zone, from nothing in our home zone to £28 at the outer edge of our coverage, and central London carries the congestion charge. There is no next-day premium — the surcharge only applies to genuine same-day work. If you can plan a couple of days ahead, a straightforward one-bedroom flat close to our Wembley base can start from as little as £35.

    The cut-off that matters

    Next-day slots are allocated as the diary fills, so the earlier in the day you call, the better the choice of time window. An enquiry in the morning almost always secures a slot for the following day somewhere in our coverage area; an enquiry late in the evening may mean the day after instead, particularly at the outer edges of Hertfordshire and Berkshire.     If tomorrow is not possible

    Occasionally the diary is genuinely full for a particular area, and in that case we say so and offer the next realistic day rather than confirming a slot we cannot keep. In our experience that is the more useful answer at the point where somebody is planning around a deadline. Where the deadline truly cannot move, we look at whether a same-day visit can be squeezed in instead, and price that transparently before you agree to anything.
