Start with the property, not a shopping list.
Single rental homes
Check the existing certificate, evidence and suitable next steps for your house or flat.
Leasehold flats
Separate work inside your flat from changes needing freeholder, managing-agent or planning consent.
Landlord portfolios
Discuss ratings, expiry dates and evidence across several homes before prioritising assessments.
We help landlords across London and our existing Home Counties coverage. Check your area. We do not install improvement works or guarantee EPC C.
Policy checked 14 October 2026
E today. A higher standard is announced.
- Current MEES minimum
- Band E
- Announced compliance date
- 1 October 2030
- Announced investment cap
- £10,000
Generally required unless a valid exemption applies.
All in-scope domestic tenancies, not new lets first.
Maximum qualifying spend requirement, not a minimum bill.
Why October 2029 matters
Under the announced transition, reaching C or above on the existing Energy Efficiency Rating metric before 1 October 2029 provides recognition until the qualifying EPC expires or is replaced. An unexpired D-rated certificate alone does not offer that protection.
More than a familiar headline score
The announced reformed standard combines fabric performance with either heating system performance or smart readiness. Exemptions need evidence and registration under the applicable rules. Assess the property rather than assuming a generic upgrade list will ensure compliance.
Agree the scope before booking.
01
Share the starting point
Tell us the current rating, expiry date, property type and your concern.
02
Agree the assessment
Discuss document review, site access and whether options modelling is needed.
03
Compare suitable options
Consider evidence, heating, fabric, permissions, ventilation and moisture risks.
04
Plan the next step
Agree priorities and any further advice or reassessment separately.
Bring evidence before buying upgrades.
- Current EPC and its recommendations, if available
- Insulation specifications, invoices and installation records
- Heating, hot-water and controls information
- Glazing records and any accepted evidence of previous work
- Lease or managing-agent information for shared systems and common parts
- A list of properties, ratings and expiry dates for portfolio enquiries
Evidence must be property-specific and accepted under the assessment rules. Do not block ventilation, alter a fire door or order insulation without checking suitability and permissions.
