    Where EPCs sit in a registered provider's obligations

    A valid EPC is required whenever a social home is let or sold, which in practice means every void needs one if the existing certificate has expired or the property has changed. Beyond the legal minimum, EPC and SAP data is now the currency of stock planning: it underpins decarbonisation reporting, funding bids, and decisions about which archetypes to treat first. Providers that hold accurate, current assessments across their stock can answer those questions in an afternoon; those relying on ten-year-old certificates and estimates cannot.

    Voids are a scheduling problem more than an assessment problem. We take a rolling instruction feed, attend within an agreed number of working days, and lodge inside your re-let window so the certificate is never the thing holding a tenancy up. Where works are being done in the void, we can assess after completion so the certificate reflects the improved property rather than the state it was handed back in — which usually means a better band and a stronger letting position.

    Stock-wide and archetype surveys

    For planning rather than letting, a programmed stock survey gives a provider consistent, current data across whole estates. We survey either the full stock or a statistically useful sample of each archetype, depending on the purpose and budget, and return the underlying data alongside the certificates: fabric, heating, glazing, insulation and the SAP score behind the band. That is what makes a retrofit programme costable — you can see how many homes sit one measure away from the next band, and which measures repeat across hundreds of properties.

    Turning assessments into a retrofit plan

    Every property we assess comes with the recommended improvements and their likely rating effect. Aggregated across an estate, that becomes a prioritisation: loft top-ups that lift dozens of homes cheaply, heating upgrades that carry the biggest points but the biggest cost, and the small number of homes that need fabric-first work before anything else makes sense. We present it as a ranked list of interventions by cost against band movement, so the programme can be built around what actually shifts the stock rather than what is easiest to procure.
