What counts as a bulk EPC instruction
Anything from ten properties upwards, whether they sit in one building, one street or across four counties. The saving comes from planning: a route built around geography rather than the order the requests came in, access arranged in batches, and a single set of survey and lodgement workflows instead of ten separate jobs. Agents typically instruct in bulk when they take on a new landlord's portfolio, when a batch of certificates is about to expire, or when a compliance audit finds gaps that all need closing at once.
How the volume price works
Bulk and block EPCs start from £28 per residential property, subject to review and a confirmed written quote. Property count alone does not qualify a booking for this rate. Send your address list, property mix, access arrangements and deadline; we confirm the scope, per-unit price and total before booking. Commercial units are quoted separately.
How we run a bulk programme
You send an address list — a spreadsheet is ideal, with unit type, bedrooms and an access contact where you have one. We return a priced schedule and a proposed survey programme, then work through it, reporting progress as we go rather than going quiet for three weeks. Certificates are lodged as they are completed rather than held to the end, so you can start marketing or letting the earliest properties immediately.

Reporting agents actually use
The certificates matter legally; the schedule is what makes the contract worth having. We return one list covering every property with its current band, its potential band, the improvements that would lift it, and the date the certificate expires. That turns a pile of PDFs into a compliance position: which properties cannot legally be re-let, which are exposed if the minimum standard tightens, and which need nothing for another decade. For agents managing on behalf of multiple landlords, the schedule can be split by landlord for onward reporting.
Invoicing, terms and audit trail
Bulk contracts are invoiced consolidated rather than per certificate, monthly or on completion, and we can invoice the agent or bill each landlord individually where that suits the management arrangement. Every certificate carries the assessor's name and accreditation number and is publicly verifiable on the national register, so the audit trail stands up to a landlord's, lender's or enforcement officer's scrutiny without you having to assemble it.
