The challenge
Period conversions are where cheap EPCs go wrong. Solid walls, part-replaced glazing, shared heating and awkward loft access all get guessed at when an assessor is rushing, and an inaccurate rating either misleads a tenant or fails a MEES check later.
What we did
Every flat was surveyed in person, with construction and insulation evidenced rather than assumed, and access coordinated with tenants through the agent. Renewal dates were tracked in one place so the agent could see the whole portfolio at a glance.
The outcome
The agent received consistent, defensible certificates across the portfolio, with clear flags on any flat close to the MEES minimum so improvement work could be planned rather than rushed.
