Commercial EPCs

What is a commercial EPC?

A Commercial EPC is necessary for any facility that is not regarded as a residence, such as retail spaces, lodging facilities, and industrial buildings.

An EPC for the building must be ordered before it is put on the market by the seller or landlord, and it must be finished before the transaction can be completed.

SBEM Calculations

Simplified Building Energy Model is known by the abbreviation SBEM is the national methodology for calculating the energy efficiency of new-build commercial properties.

Similar to SAP calculations which are carried out on domestic properties, SBEM calculations are also carried out on New-build properties but is specific to calculating for Non-Domestic properties.

Based on a building’s geometry, architecture, and use, as well as any HVAC and lighting equipment, SBEM determines the building’s monthly energy consumption and carbon dioxide emissions. For all newly constructed, renovated, and expanded commercial properties, SBEM estimates must be generated in order to demonstrate conformity with Regulations Part L. Building regulations Part L specifies how energy efficient new and existing dwellings should be and addresses fuel and power conservation in the construction of new homes in England.

After the building is completed and all tasks have been accomplished in accordance with the SBEM criteria, SBEM calculations are used to create an energy performance certificate (EPC).

Frequently Asked Questions

Who can produce an EPC??
Only accredited Domestic Energy Assessors (DEAs) or Non-Domestic Energy Assessors (NDEAs) can produce EPCs for residential or commercial properties, respectively. They are trained and certified to assess the energy performance of buildings and produce accurate EPCs.
How long is an EPC valid for?
An EPC is valid for 10 years. After this period, a new EPC will be required if you are selling or renting out the property.
What information does an EPC contain, and how can it benefit me?
An EPC contains details about the building’s energy efficiency features, such as its heating system, insulation, and lighting. It also includes recommendations on how to improve energy efficiency and save money on energy bills.
Are Energy Performance Certificates (EPCs) a legal requirement?
Yes, in many countries, including the UK, it is a legal requirement to have an EPC when selling or renting out a property. The EPC must be obtained before the property is marketed.
